New details have come about the plans for the development located at the Moonlite Shopping Center on El Camino Real.
Sherman Clay Group, operating through Moonlite Associates LLC, has filed preliminary permits for the 14.3-acre strip mall.
The developer is utilizing Senate Bill 330 to leverage existing zoning regulations. It’ll expedite the approval process as long as a significant portion of the housing is designated as affordable.
The proposed redevelopment envisions approximately 584 residential units, over 10,000 square feet of workspace, a fitness center, live-work units, and more than 40,000 square feet of publicly accessible open space.
The housing density is around 43 units per acre which means mid-rise apartment buildings.
Interestingly, the plans have no space for retail.

There is a reason LIGHT RAIL AND BUS RAPID TRANSIT DO NOT WORK.
THEY DO NOT GET THE COMMUNITY WHERE THEY NEED TO GO.

FACT –
Light Rail is fixed and can not deviate.
Busses are needed to create a Bus Bridge when necessary.
BUS RAPID TRANSIT STOPS AT 34 ST IN SAN JOSE FROM ALUM ROCK.
THE EAST VALLEY STREETS AREVTO SMALL TO GIVE AWAY LANES TO A DEDICATED BUS SERVICE.
VTA DID JUST THAT – THEIR CLAIM – ITS BETTER FOR THE COMMUNITY.
IN OUR WORKING COMMUNITY – THAT DOES NOT GO TO THE OFFICE FROM 9 TO 5 – WE MUST DRIVE.
THERE IS A SMART RESSON THAT NO OTHER CITY -HAS ESTABLISHED A LIGHT RAIL, BRT, TRANSPORTATION IDEA.
01. THE ROADS WERE NOT MADE FOR THAT PROCESS.
02. A MAJORITY OF OUR WORKERS DO NOT WORK AT A GIXED LOCATION.
03. COST TO RIDE IS PROHIBITIVE
(SENIORS SHOULD RIDE FOR FREE WILL AGE VERIFICATION – LIKE WHITE HAIR OR NO HAIR LOL).
04. WHAT IS COMING IS ONE LANE TO ALUM ROCK FOR BUSSES – A RED LANE IS PROPOSED.
05. IF THEY DO THAT HERE IN THE EAST VALLEY – THAY WILL DO ALL THE WAY TO STANFORD ON EL CAMINO REAL.
06. OUR CITY, IS WORKING WITH VTA. THEY HAVE PROPOSED A JOST OF TAKE-AWAYS.
WHAT HAPPENS ON ALUM ROCK IS JUST THE START FOR SANTA CLARA COUNTY.
07. VISION ZERO IS A FAILED WASTE OF TAXPAYERS FUNDS. IT HAS NOT DETERRED CASUALTIES ON OUR STREETS.
08. THERE IS THOUSANDS OF HOMES COMING TO THE EAST VALLEY. VTA DID NOT CONSIDER THE [80 THOUSAND HOMES THAT ARE COMING TO CAPITOL AT THE REID-HILLVIEW AIRPORT.
09. THEY NEGLECTED TO PUT A STOP AT THE HALFWAY POINT BETWEEN STORY ROAD AND THE EASTRIDGE SHOPPING MALL.
10. THAT MEANS THAT OUR GRANDMOTHERS ARE HOING TO WALK 3 MILES TO THE STORE AND BACK
!!!!!! WITH GROCERIES !!!!!!
+++ WHO DOES THAT TO SENIORS AND CHILDREN
I CAN GO ON AND ON.
SUPPORT THIS IDEA IF YOU WILL.
YOU MIGHT REGRET THAT POSITION FOR YOUR COMMUNITIES LATER.
WITHOUT COMMUNITY INVOLVEMENT AND OPEN, HONEST, CLEAR, TRANSPARENT COMMUNICATION, YOU ARE SUNK.
THE ONE GOOD THING THAT CAME OUT OF OUR SKATE HOLDER MEETING WITH VTA – THEY LISTENED TO US BECAUSE THEY NEEDED US TO SUPPORT THEIR FUNDING.
NOW,
HERE IS THE BEST REASON WHY WE HAVE BEEN AS SUCCESSFUL AFTER THE FACT – CINDY CHAVEZ.
SOME MAY DISAGREE – HOWEVER, WE COULD NOT ACHIEVE WHAT WE HAVE NOW COMING TO THIS EASTRIDGE TO BART LIGHT RAIL PROJECT WITHOUT HER SUPPORT.
WHAT DID SHE DO SPECIFICALLY –
SHE AND HER CHIEF OF STAFF HER ENTIRE STAFF, CREATED IN THE CONSTRUCTION OF THE ELEVATED LIGHT RAIL TRACK – A NEW STATION THAT CAN BE BUILT NERE THE REID-HILLVIEW AIRPORT AND ITS FUTURE HOUSING AT OCALA – WHO IS THAT FAR A HEAD THINKING – CINDY IS.

Sorry about the all CAPS – I am not yelling – just forgetful
I live literally right behind this. Save Mart, Rite Aid, my doctor are/were walkable. Please tell me how Lucky, Sprouts, Target, Safeway, CVS and Walgreens are all so eminently more walkable at 1-1.5 miles that we don’t need ANY retail here! And anyone who has been in a local restaurant can tell you they have been slipping for some time, most pre-pandemic. This is ridiculous and dishonest.
I walk my dog along ECR and into the center pretty much every morning. The justification the elites in Sacramento use to ignore what local residents want, is to declare this a transit corridor. A bunch of empty buses running up and down does not make it a transit corridor. When this was looked at in the past the council would not consider a development there w/o retail. But our voice has been taken away by politicians in Sacto. Some will tell us that other parts of the 22 route are very busy, but I have yet to see it. And I walk during the commute hours.
Affordable housing? Talk about an empty dog whistle. Too many jump at this empty promise and I have yet to see it come to fruition. There is either a trade off with these ‘affordable’ units being promised somewhere else or they are not actually affordable.
We can expect more of this as a result of the clowns that too many people vote for.
I think this is wonderful. This area need more affordable housing. El Camino is very walkable and has a wonderful bus system that runs up and down El Camino throughout the peninsula and very frequently including express to expedite your travel. The new bike lanes add to the appeal of building new domains along El Camino. Our family is excited to see this happening. Senate bill 330 is working for the people of Santa Clara and this developer will help many many new residents.
Is that what Santa Clara has become? Land of apartments? The Moomlight center was great with a grocery store, pharmacy and other retailers. Having apartments with no grocery store would make it hard on low income residents without cars. In conclusion, there is too much building going on on El Camino. I liked it better with out so many apartments on El Camino Real.
This is not good for our neighborhoods! We miss our grocery store and drug store (Rite-Aid). Now they will be affecting the other existing businesses. Then what happens to the medical/urgent care. Where do they all move to? Not to mention all the additional traffic!
